PLANNING REZONING PROPOSALS

Almost all land in Cyprus is zoned by the Town Planning Department, aiming to control in this way any development.  The TPD however, follows the suggestions of the local authorities to do so.

The five major zones are the ‘Residential’, the ‘Touristic’, the ‘Agricultural’, the ‘Farming’ and the ‘Industrial’ one.  Those can be further subdivided or mixed together to generate a new zone according to an area’s necessities.

Your development’s permissions and rights on your land will depend on the zoning of your land.   In instance, Pissouri Bay area is designated as ‘Touristic’ rather than pure Residential, which is the Village area, allowing in this way further special developments to support Touristic Facilities. 

On the Cadastral Maps, developed by the Land Registry Department, areas are designated with bolded continuous line and are afterwards coded accordingly.  Each Code expresses two major things:  firstly the quality and secondly the quantity of the allowed development.  Every code is actually decoded into four things according to the Planning Department’s coding catalogue, which the Department attaches to the maps:

1. Building Factor (expressed in ‘%’ or decimal)
2. Coverage factor -known as Footprint-  (expressed in % or decimal)
3. Maximum Height of the buildings allowed (Expressed in Meters)
4. Maximum Number of floors allowed of the buildings

Caution: The above table is not to be considered as a straight forward solution for calculating the efficiency of a piece of land, as many other laws, regulations, circulations etc have to be taken in mind.
